Canada Notary signs U.S. real estate closing packages with clients in Ontario: Canadian residents, U.S. citizens living in Canada, and Americans here on work assignments. Your signer can come to one of our 18 Ontario offices, or a Canada Notary notary public can go to their home or office.
We’ve been doing these signings for our American title company friends for over a decade, and we’re always happy to help.
When a buyer, seller or borrower can’t be at the closing table in the U.S., you send the package to us and we take care of the signing in Ontario.
Canadians buying, selling or refinancing a vacation home, rental or investment property in the U.S.
Americans who live in Ontario and are selling or refinancing property back home.
Professionals and families in Ontario on a work assignment who need to close on a U.S. property.
If your company got the assignment and the signer is in Ontario, hand it to Canada Notary. We’ll meet your signer at one of our offices or send a notary public to their home or office, follow your instructions, and return the package the way you need it.
Your signer books a time at the office closest to them and signs with a notary public in a professional setting.
A Canada Notary notary public goes to your signer’s home, office, hospital or care facility. This is often the easiest option for busy professionals and families.

Some counties, underwriters and lenders want an apostille on documents notarized in Canada. Canada joined the Hague Apostille Convention in January 2024, so documents notarized in Ontario can be apostilled here. We do it for you after the signing, so there’s no second vendor and no extra shipping leg.
Quick turnaround, with rush options when the closing date is tight. We’ll quote the apostille together with the signing.
Our notaries complete the acknowledgments and jurats included in your package, with the venue shown as Province of Ontario, Canada, and apply their notary seal. If a state-specific form or a loose certificate is required, please include it in the package.
It depends on the state, the county and the lender. Many accept a foreign notarization on its own, while some require an apostille. Please confirm with your underwriter. If one is needed, we handle the apostille ourselves right after the signing, with a quick turnaround.
Valid, unexpired government-issued photo ID. A passport is recommended. The name on the ID should match the name in the documents.
Some packages need one or two witnesses in addition to the notary. Tell us when you request the signing. Signers need to arrange their own additional witnesses.
Tell us your closing deadline in the request. We’ll confirm the earliest available office appointment or mobile visit.
You get a flat quote in advance. Payment can be made by card or PayPal by the title company or the signer.
Happy to help. Tell us about the signing and we’ll reply with a detailed quote and available times. Not sure about something? Leave it blank or choose “Not sure” and we’ll sort it out together.
Please do not send the signing documents through this form. We’ll tell you where to send them once the appointment is confirmed.
