    • You Must Be in Alberta: The person signing the document must be physically located within Alberta at the time of signing, even if the Commissioner is elsewhere in Canada.
    • ID Verification Is Required: During the video call, the signer must present valid government-issued photo identification, which the Commissioner must be able to clearly see and verify.
    • Document Process: Both parties must have identical copies of the document. The signer signs and scans or photographs their version, then sends it to the Commissioner to complete the process.
    • Land Titles Documents Are an Exception: Some documents, such as those related to land transfers or real estate, may still require in-person witnessing and original (wet ink) signatures. These documents are not eligible for full virtual commissioning.
    • Only Lawyers Can Handle Certain Documents: For things like land title documents, only lawyers who are active members of the Law Society of Alberta can conduct remote commissioning or witnessing.
