Out-of-Province Real Estate (Signing Agent)

Buying or selling property outside Ontario? If you live in Ontario but are buying a home in Alberta, British Columbia, or the USA, you typically do not need an Ontario lawyer. Instead, your out-of-town lawyer will send you the closing documents, and you need an Ontario Notary to witness your signature.

  • We Verify: Your identity (Government ID check).

  • We Witness: The mortgage, transfer of land, and statutory declarations.

  • We Courier: We can arrange to courier the signed package back to your lawyer.

Support for Local Ontario Closings

Helping you complete requirements for your own lawyer.

  • Affidavits: Commissioning affidavits of possession, spousal status, or execution.

  • ID Verification: Many lenders require a “Certified True Copy” of your ID to prevent mortgage fraud. We provide this verification for your file.

  • Statutory Declarations: Commissioning declarations for First-Time Home Buyer rebates and Land Transfer Tax exemptions.

Spousal Consent & Dower Rights

When one spouse is selling a “Matrimonial Home,” the other spouse must often sign a consent form. We notarize this spousal consent to satisfy the requirements of the Family Law Act.

Receive Documents

Your lawyer (in BC, Alberta, etc.) emails you the closing package.

Print & Bring

Print the documents (single-sided) and bring them to our office. Do not sign them yet!

ID Check

Bring two pieces of valid ID (Passport + Driver’s License) as required by the Law Society of Ontario.

Sign & Seal

We witness your signature on all forms and apply our Notary seal where required.

Send Back

You courier the signed originals back to your lawyer to close the deal.

Real Estate Lawyer

Handles the Title Search, transfers the money, and registers the deed in the Land Registry system (Teraview). You must have a lawyer to "close" a sale in Ontario.

Notary Public

Verifies your identity and witnesses your signature on specific affidavits. We do not provide legal advice on the contract, nor do we register the title. We work with your lawyer to get the signing done.

Yes. Real estate packages can be 50+ pages long. Our Mobile Notary can come to your home or office to conduct the signing appointment at your convenience.

Terms & Conditions

To qualify for the 15% notary discount, eligible individuals must provide valid proof. Full-time students are required to present a valid student ID along with proof of current full-time enrollment. Seniors must be 65 years of age or older and show government-issued ID for age verification. Those receiving social assistance must provide official documentation from either Ontario Works or the Ontario Disability Support Program (ODSP). Canadian military personnel must present valid military identification. All submitted documentation must be current and verifiable. Canada Notary reserves the right to decline the discount if sufficient proof is not provided.
